Selling a house means pricing it correctly

The one most important thing you do when selling your home is done on the evening that you list it with a Realtor….Setting the price. The value of your property is determined by what a BUYER is willing to pay in today’s market based on comparing your property to others SOLD in your area. Remember…sold not listed.

Old school thinking is to price it “a little high so we can negotiate the real price.” Not today. People have too many choices and can easily access information on the property through the internet.

Price it to the sold market and it will sell. Too many agents will run comparative market analysis and suggest the list price as the price homes are listed at. NO….you need to price your property at what the comparable house sold at.

Below we see two Comparative Market Analysis Reports for the Fieldstone Farms community here in Franklin. You can see that the average is listed for 119.29/sq foot, but they are selling for $110/83.

So where and what is Middle Tennessee?

So where and what is Middle Tennessee?

Since moving here a number of years ago I remember everyone talking about Middle Tennessee, but I never really knew what that meant. Well it seems that Middle Tennessee, unlike geographic designations of regions in other states, has legal as well as socioeconomic meaning.

There are three Grand Divisions; Middle Tennessee, West Tennessee and East Tennessee, hence the three stars on the State Flag. According to the Tennessee State Constitution, no more than two of the state supreme court's five justices can come from any one Grand Division.Middle Tennessee is the largest in area and least densely populated of the three Grand Divisions and consists of 41 counties. Major cities in the area are; the state capital Nashville; Clarksville (home to the 101st Airborne; Murfreesboro and Franklin.

Some say that Middle Tennessee is the prettiest of the three divisions; we just call it home. As soon as you travel the area you will fall in love with the rolling hills, rivers, vast farm land, and horse farms. It is here in Middle Tennessee that the Tennessee Walking Horse was breed.
Middle Tennessee is also a haven for higher education….once referred to as the Athens of the South. Nashville is home to such renowned universities as Vanderbilt, Belmont, Lipscomb, Fisk and Tennessee State. Other prominent universities are Tennessee Tech University in Cookeville, Austin Peay State University in Clarksville, the University of the South in Sewanee, Cumberland University in Lebanon, and Middle Tennessee State University in Murfreesboro, which is the state's second largest institution of higher learning, just behind the University of Tennessee in Knoxville.

Greater Nashville Covered in a Blanket of Snow. Three to four inches of snow may not seem like a lot for those from the Northeast, but down here in Greater Nashville TN...it is a lot of snow...and it is still coming down. Many have called in to say...not coming to work today. The roads are getting better...but then again snow begins again.

Counties in the Greater Nashville area such as Davidson, Williamson, Rutherford and Maury have canceled school. A holiday for the children who are all out making snow angels in their Franklin backyards or trying out those new sleds at one of the fabulous Brentwood Parks.
